A prime South Florida mansion designed for Celine Dion has sold for $12.5 million in an off-market deal. The sprawling Mediterranean-style estate sits in Jupiter, Florida, inside the prestigious gated Admirals Cove community.

The waterfront property at 370 Eagle Drive previously entered the market in May asking $20 million. Public deed records indicate the deal closed privately after the home was removed from public listings in August.

Waterfront Luxury in Exclusive Admirals Cove

Local investor Myron Miller acquired the 14,750-square-foot residence for approximately $847 per square foot. Real estate advisor Willie Abreu of The Nicolas Group at Serhant represented the buyer during the negotiations.

Abreu stated that the community's resort-style amenities and family-friendly setting drove the purchase decision. Admirals Cove offers championship golf courses, wellness facilities, private dining, and deep-water marina facilities.

The 0.66-acre parcel includes direct canal frontage and a private dock capable of mooring large motor yachts. Navigators can access the Intracoastal Waterway and the Atlantic Ocean directly without fixed bridge restrictions.

Custom Architecture and Lavish Amenities

Custom builders originally constructed the grand residence for Canadian vocalist Celine Dion and her late husband, René Angélil, in 1998. The layout features authentic Mediterranean architectural elements, high vaulted ceilings, and expansive covered verandas.

The home contains eight en-suite bedrooms, eight full bathrooms, and three powder rooms. The primary wing features a custom fireplace, dual dressing rooms, and a private balcony overlooking the waterways.

Additional indoor amenities include a private cinema, a temperature-controlled wine room, and a commercial-grade chef's kitchen. Outdoors, lush landscaping frames a resort-style swimming pool, summer kitchen, and stone sun terraces.

Price Trajectory and Notable Ownership History

Dion held title to the waterfront residence until 2002, when she sold it for $9 million. The property changed hands again in June 2021 when an investment entity linked to Baltimore developer Edward St. John purchased it for $7.6 million.

The latest $12.5 million sale marks a 64 percent value increase over its 2021 transaction price. Listing agent Rob Thomson of Waterfront Properties confirmed that the buyer intends to preserve the iconic estate rather than redevelop the parcel.

Real estate historians distinguish this Admirals Cove home from Dion’s later oceanfront compound on nearby Jupiter Island. That separate 5.7-acre estate featured a custom waterpark and sold in 2017 for $28 million.

Strong Demand for South Florida Luxury Estates

The private sale underscores ongoing buyer appetite for prime residential assets across northern Palm Beach County. High-net-worth purchasers continue to prioritise gated security, privacy, and immediate water access.

Admirals Cove has historically attracted prominent residents, including professional athletes and corporate leaders. Residents can travel between club facilities, tennis courts, and private boat slips using personal golf carts.

Market analysts note that while trophy listings face realistic price adjustments, turn-key waterfront estates with private berths maintain strong liquidity.
